LOCATION: MIAMI BEACH, FLORIDA

STATUS: DESIGN

This project is a mixed-use retail and residential tower in the heart of Miami Beach. The goal was to maximize the FAR while maintaining a slender building profile and elegant proportions. Two levels of retail are located at the base of the building and inset within 12 concrete pilotes, which support the ten-story poured-in-place concrete shell above. With the structure raised, the sidewalk extends under covered outdoor space below, offering an ideal setting for a restaurant with outdoor seating along 16th Street. The second floor of retail is wrapped in wood, creating a visual transition between the commercial and more private residential zone above.

In lieu of balconies, each unit includes large window openings, with french doors that open out and an operable exterior shade.
